This is a very common question our home consultants are asked frequently. The biggest difference is where and how the home is built. This article shares the main differences in construction, cost and timeline.

When shopping for a new home, one of the first decisions I faced was whether to choose a manufactured home or a stick-built home. The main difference is how and where the home is built.

A manufactured home is built in a factory and then transported to its final location. Because construction takes place indoors, weather delays are minimized, which often means a faster build time and lower overall cost. Modern manufactured homes offer many of the same features found in traditional homes, including open floor plans, energy-efficient appliances, stylish finishes, and customizable options.

A stick-built home is constructed directly on the property where it will remain. These homes typically offer more flexibility for custom designs and future additions, but they generally cost more and take longer to build due to labor and weather-related delays.

From my perspective as a buyer, the decision comes down to priorities. If affordability, efficiency, and value are most important, a manufactured home can be an excellent choice. If I want extensive customization and a home built entirely on-site, a stick-built home may be the better fit.

Today's manufactured homes are not the same as the mobile homes of the past. When placed on a permanent foundation and properly maintained, they provide a quality housing option that can look and feel very similar to a site-built home.

In short, manufactured homes offer a cost-effective path to homeownership, while stick-built homes provide maximum customization and traditional construction methods. Both can be great choices depending on budget, timeline, and lifestyle goals.
